Being caught without an income can really blindside you and its tough. My recommendation would first be to focus on getting another job. I don't know the level of your saving but its extremely difficult to pursue something new (like Real Estate Investing) when your month to month bills are at risk of not being paid. After doing that i would take some classes on money management. I'm not suggesting that you don't know how, but often times people don't manage there money closely enough. And smart money management isn't taught in high school or college. Run your personal finances like you would your future businesses finances. Robert Kyosaki has created a program called "Choose to be Rich" that gives a lot of really good info about how to create "Income Statements/Cashflow Statements and Balance Sheets so you can really see where your money is going. Here is a link to guide you: https://www.richdadworld.com/
Once your finances are stable, then i would focus my time looking for a mentor. I'm not sure if you've ever had a business mentor but they are much different than a personal mentor. They require a lot from you to prove you are serious. Always be respectful and be a good listener. Take notes when you can and always be respectful of their time and let them know you are. Once you are ready to start doing deals offer to split the profits with you mentor on the first few deals. This will give your mentor another incentive to coach you well since their income will be tied to how well you learn. Here is a group of investors to consider, they focus on short sales:
http://shortsaleteaching.com/blog/distressed-pr...
Remember to first get your finances stable, you must build a foundation or you risk being in worst shape than you are now. Trust me it can always get worse.

Hope this help.

F. Blackwell
