    I'm with you "Gotwhatuneed". I like what "Justinsider" has to say, but would like to see him put his money where his mouth is. I'm not usually so blunt, however I know there are honest honarable people doing deals! Cause I'm one. Don't get me wrong there is a reason you hear and read "always use do dilagence" when purchasing a property. I too have become somewhat jaded, but I haven't let it stop me from finding those good people with good deals. P.S. Justinsider here is MY contact info.

    Fictionally addresing your post: Maybe this works on men but not a Lender's check book - toss your three Phrase's out and have these three answers before you call me. If you can handle these three very tough questions and provide accurate answers on the first phone call then I will be overcome with shock and amazment that today somebody actually knows their files we can get on to step two and talk about the 5 origination points you want. Ok here we go: (1) When did your client purchase the property? (2) What did he/she pay for it? (3) How much cash did they put downt? that's it. Simple, easy, I can now tell you that I'm a direct Lender and ask you to have your client sign our term sheet and issue a large check for the loan commitment fee. No it's not refundable, we don't do land - but you didnt ask. Sound jaded - maybe a little those who have been around can relate. Although the times have changed what has not is the fact that the good loans dont need to be tampered with persuation.. I'll even take it one step further and say that there is still plenty of dollars in the Private/Hard money investor arena. Just bring a full file and a clean deal and it will get done.
